Project description: The applicant requested a revised development
plan to reduce the size of the development and change the single phase development
into a three phase development. The original approval was for a single phase
redevelopment of three properties totaling 123,957 square feet for a 51,000 square
foot multi-tenant commercial development. The original development included a
financial institution, office and retail uses and up to two restaurants.
The proposed 36,490 square foot three phase development would have 16,800 square
feet as phase one, 9,300 square feet for phase two and 10,390 square feet for phase
three. Parking and circulation for phase one and two would be constructed as part
of phase one. Phase one allows 2,764 square feet for a retail tenant and 14,036
square feet being occupied by Richfield Bloomington Credit Union.
Minor site circulation changes are the result of a reduction in building size
thereby moving the drive-up teller service to the west. There are no proposed
changes in building materials.

Project description: The applicant demolished the old retail
buildings and is proposing to construct a new shopping center and office space at
the Southwest corner of W. Old Shakopee Road and France Avenue S. The site consists
of approximately 5.93 acres; the new development will have 36,728 square feet in
retail uses (including a 30-seat restaurant) and a 10,000 square foot office
building. On-site parking will be provided in a central parking lot, located behind
the retail shops.
There will be three retail buildings on the site. Walgreen's is the anchor
tenant and occupies a freestanding building located to the east of an access drive
off of W. Old Shakopee Road, presently shared by the shopping center and the
Richfield Bloomington Credit Union. The remaining retail space will be located in
two buildings which will extend along the northeast corner of the site. At the
northeast corner of the site the applicant proposes a plaza, which can accommodate
outdoor seating for restaurant diners. This plaza reflects the look of the central
plaza at The Point, the new shopping center at the northeast corner of this same
intersection.
The office building, proposed along France Avenue to the south of the entrance
drive to the center, will be built in a future phase. The parking for this use is
included in the proposed on-site parking, as are pedestrian lighting and street
landscaping. This building will be required to apply for a revised Final
Development Plan before a building permit can be obtained.

Project description: The City Council approved a redevelopment
proposal from Velmier Companies which redevelops two properties (approximately 1.58
acres) by removing three buildings, totaling 16,212 square feet and constructing a
12,900 square foot CVS Pharmacy. The properties would be combined into a single
parcel with right-of-way dedication 50 feet from the centerline along Lyndale
Avenue. The structure would be centrally located on the property with the primary
customer entrance on the southeast with a drive through pharmacy on the northeast
corner. A 24-foot drive aisle, including a pass by lane for the drive through,
provides traffic circulation around the building. A majority of the 58 customer
parking spaces would along the east and south sides of the building. Primary
exterior building materials woudl be stucco and brick veneer with prefinished metal
coping and E.F.I.S. trim.

Project description: On August 2, 2010 the City Council approved a
revision to the Preliminary Development Plan for the Mall of America (MOA) Phase
II, approved November 20, 2006 (Case #10730A-06) and a Final Development Plan for a
full-service hotel and parking on the "south pad" of MOA. The hotel and
parking will be located between Macy's and Bloomingdales.
The Preliminary Development Plan (PDP) approved in 2006 for the MOA Phase II
included a 300 unit residential condominium on the south pad. The change in use
from residential to a hotel necessitated the PDP revision and is the only change
proposed to the previously approved PDP. The approved Final Development Plan (FDP)
only pertains to the proposed hotel development on the south pad site.
The approved FDP inluces a 12-story hotel with 501 rooms to be built over a 3-level
parking structure that will include 509 parking stalls. The hotel will front on
Killebrew Drive, although the main entrance is through a courtyard facing north
toward the MOA. The hotel will be attached to MOA by a new skyway connection.
Primary vehicular access will be from an exisitng private access drive off
Killebrew that encircles the MOA. The access drive extends along the south side of
the MOA and will lead to the entry courtyard, which is across from the south
entrance to MOA.
